A chalky white film on a patio is one of the most common — and most misunderstood — problems we're asked about in Columbus. The good news: it's usually cosmetic, not structural. The catch is that the white haze you're seeing can come from two completely different causes, and they're removed in opposite ways. Treat it wrong and you can make it worse. The two kinds of white haze
Nearly every white film on a patio is either efflorescence (a mineral deposit coming out of the surface) or trapped-moisture haze (also called blushing or clouding, which forms in or under a film-forming sealer). Identifying which one is on your patio is the whole game.
1. Efflorescence — salts coming to the surface
Efflorescence happens when water moves through pavers, brick, or concrete, dissolves natural salts inside the material, and carries them to the surface. The water evaporates and leaves the salt behind as a white, sometimes powdery, film. It's especially common on newer pavers and fresh concrete, which still hold a lot of free salt, and it tends to show up worst after wet winter and spring weather — which is why Ohio patios so often "bloom" white in early spring.
- Where: on bare or breathable surfaces — pavers, brick, unsealed or penetrating-sealed concrete.
- Look: white to grayish, often powdery or crystalline; can be patchy.
- Tell-tale test: wet it — efflorescence usually darkens and vanishes while damp, then returns as it dries.
2. Trapped-moisture haze — moisture stuck under a sealer
This milky, cloudy look forms when a film-forming sealer traps moisture — either the surface wasn't fully dry when it was sealed, or water is migrating up from below and can't escape through the coating. It lives in or under the sealer film, not on bare stone, and it's a frequent result of sealing too soon, applying too many coats, or using a non-breathable product in our freeze-thaw climate.
- Where: on surfaces that already have a glossy or "wet look" film-forming sealer.
- Look: milky, cloudy, or blotchy — like fog under glass.
- Tell-tale test: wetting it usually does not clear it, because the haze is sealed in.

How each is removed
Efflorescence is removed by cleaning the deposit off the surface — often with a specialized efflorescence remover at controlled pressure, followed by a thorough rinse so dissolved salts don't simply re-deposit. On pavers, the joints are re-sanded afterward. Because the underlying process is about water movement, a breathable penetrating sealer applied once the surface is clean and dry can slow how often it comes back.
Trapped-moisture haze is a different job. Since the cloudiness is inside the sealer, cleaning the top does nothing — the affected film usually has to be stripped, the surface allowed to dry fully, and then re-sealed correctly (right product, right conditions, right number of coats). Why it's so common on Columbus patios
Central Ohio's wet shoulder seasons and freeze-thaw cycle push a lot of water through patio surfaces, which feeds both problems — more water movement means more efflorescence on bare pavers, and more moisture pressure means more haze under sealers that can't breathe.
